1. Reservation confirmation
An availability inquiry is not a confirmed reservation. A stay is confirmed only after you receive written confirmation and meet the payment conditions stated by the booking channel or villa team.
2. Booking.com reservations
Reservations completed through the official Booking.com listing are governed by the price, cancellation policy, payment terms, and guest conditions shown during that booking.
3. Direct inquiries
For a direct stay arrangement, the villa team will provide the applicable dates, total price, payment schedule, cancellation terms, and any security or identification requirements in writing before payment.
4. Occupancy and use
J Ming Villa is an entire two-bedroom private villa for up to four adult guests unless a different arrangement is confirmed in writing. Undeclared guests, events, or commercial activity require prior approval.
5. Check-in and check-out
Standard check-in is from 14:00 and check-out is by 12:00. Early arrival or late departure is subject to availability and must be confirmed before use.
6. Optional services
Breakfast, laundry, motorbike rental, driver services, airport transfer, local activities, decorations, and other requests are not included unless explicitly stated. Availability, price, and third-party terms are confirmed separately.
7. Property care and damage
Guests are expected to treat the villa, furnishings, linen, keys, and equipment with care. Loss or damage beyond normal use may be charged after the issue is documented and communicated.
8. Changes outside the villa’s control
External services, traffic, weather, local conditions, utility interruptions, and third-party availability can change. The villa team will provide reasonable assistance but cannot guarantee services controlled by another provider.
